Under the supervision of the Pastor, the Maintenance Manager performs custodial duties, grounds maintenance, and facilities maintenance to help maintain the church and other buildings on parish property. This position will also ensure the Pastor is informed and consulted on all matters and operations of the facilities.

MINISTERIAL CHARACTER

The Diocesan Bishop is the visible principle and foundation of unity in the particular Church (“the Diocese”) entrusted to him. In a unique and visible way, he makes Christ's mission present and enduring as the Shepherd of the Christian Community. In order to fulfill his mission, the Diocesan Bishop employs suitable, chosen collaborators, who are clerics, religious, and lay people. He shares with them the apostolic mission and entrusts various responsibilities to them.

Each position employed in the Diocese of Corpus Christi helps to extend the ministry of the Diocesan Bishop in particular ways as outlined in the job duties and responsibilities. Therefore, this position is closely connected to and assists the Diocesan Bishop in the performance of his ministry and thereby engages in ministry for the church.

DUTIES AND RESPONSIBILITIES

The list below reflects the general details considered necessary to describe the primary functions of the job identified and shall not be construed as a detailed description of all the work requirements that may be inherent in the job.

- As an integral part of the ministry for the Church, this position will support and uphold the philosophy of Catholic ministry and the mission of the Diocese of corpus Christi in both professional and personal life

- Acts as a witness to Gospel values by modeling the teachings of the Catholic church

- Continuously grows in the ministry by participating in religious ceremonies, training sessions, and reflection activities as directed

- Assist the Pastor in developing and maintaining an approved maintenance plan and budget

- Receive and complete work orders from the Pastor and the school principal

- Assign duties to maintenance staff

- Initiate, perform and coordinate routine inspections, preventative maintenance, and repairs across the physical plant, and address any safety concerns

- Assist with seasonal liturgical needs (e.g. Christmas, Holy Week, Easter) in coordination with the Pastor

- Complete maintenance projects within the employee’s skill set and coordinate with outside contractors for work requiring specialized licenses, permits, or expertise.

- Maintain and keep inventory control over all equipment, janitorial supplies, and tools used for maintenance, cleaning of the grounds, and use in the facilities

- Solicit bids, negotiate contracts, and manage relationships with outside vendors (HVAC, landscaping, custodial, pest control, waste, etc.)

- Supervise and inspect contracted work to ensure quality and compliance with agreed scope, budget, and timeline

- Review contracted maintenance invoices before submitting to bookkeeper

- Maintains contact information of contractors and vendors

- Maintains all warranty information on equipment and supplies

- Oversees the regular inspection and special maintenance of electrical, plumbing, gas, HVAC, and fire alarm systems, pest control, etc., ensuring that all areas are well-maintained, safe, and energy efficient

- Ensures compliance with local, state, and federal health, safety, and building codes

- Respond to facility-related emergencies

- Provide regular updates and report on maintenance needs and facility conditions to the Pastor

- Performs other duties as assigned

MENTAL / PHYSICAL DEMANDS

- Ability to carry, pull, push, lift, or move objects 10 pounds or more

- Frequent bending, lifting, walking, standing

- Ability to work in various environmental conditions (indoors and outdoors, including exposure to weather elements)

- Ability to maintain composure under duress; maintain emotional control under stress

- Must be able to stand for long periods of time, lift objects and handle hazardous materials

- Able to operate small machinery

- Ability to evaluate facility issues and prioritize responses, considering resource allocation
