Kaizen is seeking an experienced Business Development Manager to grow its owners association management business across the UAE. The role wins new owners association mandates, developer handover and defects liability period (DLP) mandates, and OA and developer consultancy, and uses every handover as a doorway to Kaizen’s asset management and unit management services.

Key Responsibilities:

Business development and pipeline

- Build and work a pipeline of developers, owners associations and their boards across the UAE.

- Map developer handover calendars and target buildings reaching completion; win mandates ahead of the market.

- Pursue competitor switches at renewal where the economics work.

- Attend developer launches, handovers, owners association meetings and industry events.

Handover, DLP and consultancy

- Sell handover and DLP services to developers and coordinate handover events with operations.

- Sell and scope OA and developer consultancy, including pre-handover advice, community and owners association set-up, and service charge budget work.

- Prepare and win tenders, with operations input on scope and cost.

Proposals and handover to operations

- Develop proposals and fee schedules within Kaizen’s fee matrix and standard scope.

- Raise the mobilisation record at signature and hand each mandate cleanly to operations.

Cross-service referrals and relationships

- Introduce asset management, unit management and capital markets opportunities to the relevant Kaizen teams.

- Build long-term relationships with developers and owners association boards, and report pipeline and market intelligence.

Requirements

- At least 5 years in UAE real estate, including at least 3 in business development for owners association, community or property management, or on the developer side.

- Established developer relationships and a record of winning tenders.

- Working knowledge of jointly owned property regulation in Dubai (Law 6 of 2019 and RERA requirements) and how it differs in other emirates.

- Strong negotiation, presentation and proposal skills; CRM discipline; Microsoft Office.

- Valid UAE driving license + car
