Position Summary:
The Leasing Manager – Supports the Community Manager in the day-to-day operational performance of a lease-up community while taking a lead role in driving leasing performance and achieving established lease-up, occupancy, and stabilization goals.
This role serves as a key operational partner to the Community Manager and combines hands-on property management responsibilities with a strong sales and leasing focus. The Leasing Manager is responsible for maintaining visibility into the full leasing pipeline, supporting and coaching the sales team, identifying barriers to performance, and helping ensure the community remains on pace with established lease-up goals.
In addition to leasing and sales responsibilities, the Leasing Manager supports daily property operations including resident account activity, payment posting, warranty tracking, move-in coordination, resident communication, collections, administrative processes, and coordination with Maintenance, Construction, vendors, and other partners. The successful candidate will be highly organized, sales-driven, operationally strong, and comfortable taking ownership of both leasing results and assigned property management responsibilities.
Essential Duties & Responsibilities

Supports the Community Manager in the overall day-to-day operation of the community, helping ensure established operational, financial, leasing, resident experience, and business performance goals are achieved.

Takes a lead role in the execution of the community’s lease-up strategy and maintains clear visibility into weekly, monthly, and overall leasing, occupancy, pre-leasing, move-in, and stabilization goals.

Monitors performance against the approved lease-up plan, identifies gaps or risks early, and partners with the Community Manager to develop and execute action plans to improve results.

Maintains a detailed understanding of unit availability, exposure, future move-ins, notices, cancellations, and inventory needed to achieve upcoming leasing goals.

Leads by example in the leasing process and actively supports tours, prospect follow-up, application conversion, closing, and other sales activities as needed.

Supports, coaches, and motivates the leasing team to achieve individual and community leasing goals and maintain a high-energy, accountable sales culture.

Conducts regular leasing huddles and pipeline reviews to establish priorities, evaluate follow-up activity, identify opportunities, and maintain urgency around lease-up goals.

Monitors the full leasing funnel including leads, tours scheduled, tours attended, applications, approvals, pending applications, leases, cancellations, and move-ins.

Evaluates lead-to-tour, tour-to-application, and application-to-lease conversion and identifies opportunities to improve sales performance, follow-up, training, and prospect experience.

Partners with Marketing and the Community Manager to evaluate lead volume, lead quality, advertising performance, outreach opportunities, events, local partnerships, and other traffic-generation strategies.

Maintains awareness of rents, concessions, pricing, trade-outs, availability, exposure, competitive positioning, and market conditions and communicates relevant trends and recommendations to the Community Manager.

Regularly monitors competitive communities, including rents, concessions, availability, amenities, new supply, and market activity.

Posts and processes resident payments and assists with resident account activity, payment research, ledger questions, corrections, and collection follow-up as assigned.

Supports delinquency and collection efforts, including resident communication, payment follow-up, documentation, and other processes as directed by the Community Manager.

Maintains and actively manages warranty tracking for the lease-up community, ensuring warranty issues are documented, assigned, followed through, and tracked to completion.

Coordinates warranty-related communication and access between residents, Maintenance, Construction, Development, vendors, and other partners as appropriate.

Monitors outstanding and aging warranty items and escalates recurring, unresolved, or time-sensitive concerns to the Community Manager.

Supports punch-list and new-construction follow-up as apartment homes, amenities, and community spaces are delivered.

Coordinates closely with Maintenance and Construction to support apartment readiness and ensure homes are delivered on schedule for planned move-ins.

Supports the move-in process, including resident communication, documentation, home readiness, keys/access, account setup, and coordination between Leasing, Maintenance, Construction, and residents.

Assists with resident communications, renewals, notices, transfers, move-ins, move-outs, and other resident lifecycle activities.

Responds to resident questions and concerns professionally and timely and escalates significant or sensitive matters to the Community Manager as appropriate.

Assists with invoice processing, purchase orders, vendor coordination, reporting, and other administrative or financial processes as assigned.

Maintains accurate resident, prospect, leasing, warranty, and operational records within applicable property management and business systems.

Supports property inspections, community walks, model readiness, tour paths, amenities, leasing spaces, curb appeal, and overall property appearance.

Supports resident events, community initiatives, outreach efforts, and resident experience programs.

Partners with the Community Manager to ensure the sales experience and resident experience are consistent with SyRES service and brand expectations.

Assists with onboarding, training, and ongoing development of leasing team members, including sales expectations, systems, product knowledge, follow-up standards, and customer experience.

Provides clear and timely reporting on lease-up performance, pipeline activity, operational priorities, warranty items, risks, opportunities, and action plans.

Uses data and performance trends to identify opportunities and recommend actions rather than relying solely on activity levels or anecdotal feedback.

Supports compliance with applicable federal, state, and local regulations, Fair Housing requirements, company policies, operating procedures, and ownership requirements.

Serves as a point of leadership for the community when the Community Manager is unavailable, within established authority and escalation guidelines.

Takes ownership of operational projects and responsibilities delegated by the Community Manager and supports other property management duties as needed to ensure the overall success of the community.

Supports the transition of the community from active lease-up into stabilized operations by helping establish consistent, sustainable operating and leasing practices.

Bachelor's degree in Business, Real Estate, Hospitality, Marketing, or a related field preferred; equivalent industry experience will be considered.
