Field Project Manager (Owner's Representative) - Data Center Construction

KALCON is seeking an experienced and proactive Field Project Manager to support the successful delivery of mission-critical data center construction projects. Acting as an extension of the Owner's Representative team, this role provides day-to-day field oversight and coordination of construction activities, contractor performance, project interfaces, schedule execution, quality assurance, commissioning readiness, and project turnover. The Field Manager serves as the owner's on-site representative and works closely with contractors, consultants, vendors, commissioning teams, operations personnel, and other stakeholders to support safe, efficient, and successful project delivery.
Minimum Qualifications:
- Bachelor's degree in Construction Management, Engineering, Architecture, Building Science, or a related field preferred.
- 5+ years of experience supporting commercial, industrial, mission-critical, data center, healthcare, manufacturing, or large-scale infrastructure construction projects.
- Experience serving as a Field Manager, Field Engineer, Superintendent, Assistant Superintendent, Assistant Construction Manager, Owner's Representative, Project Engineer, or similar construction leadership role.
- Strong knowledge of construction means and methods, project sequencing, scheduling, procurement, quality control, safety practices, commissioning, and project closeout processes.
- Experience coordinating contractors, subcontractors, consultants, vendors, and owner stakeholders in active construction environments.
- Ability to read and interpret construction drawings, specifications, schedules, contracts, and technical project documentation.
- Experience tracking and coordinating RFIs, submittals, procurement activities, inspections, commissioning activities, turnover requirements, and project documentation.
- Familiarity with CPM schedules, look-ahead planning, milestone tracking, and construction progress reporting.
- Working knowledge of quality assurance, quality control, contractor safety programs, and punch-list management.
- Experience supporting projects in occupied facilities, live environments, phased turnovers, or operational settings preferred.
- Proficiency with Microsoft Word, Excel, Outlook, PowerPoint, Teams, and construction management platforms such as Procore, Autodesk Construction Cloud, Primavera P6, Microsoft Project, Unifier, or similar systems.
- Strong organizational, problem-solving, and decision-making skills.
- Excellent written and verbal communication skills with the ability to effectively interact with contractors, consultants, vendors, clients, and project stakeholders.
- Ability to work independently while managing multiple priorities in a fast-paced construction environment.
- Ability to perform regular site walks and provide field-based oversight throughout all phases of construction.
- Ability to travel as required based on project assignments.
Duties and Responsibilities:
Daily Field Management
- Maintain an active field presence and observe construction activities for general conformance with contract documents, approved submittals, design intent, project requirements, and planned execution.
- Assess daily and weekly progress, validate reported completion, and identify emerging constraints before they affect cost, schedule, safety, quality, commissioning, or operations readiness.
- Perform routine field verification walks and provide photo-documented status updates regarding construction progress, quality, safety, and schedule risks across civil, structural, architectural, electrical, mechanical, low-voltage, connectivity, and white space installations.
- Coordinate base-building, tenant fit-out, retrofit, and live-facility interfaces, including site access, logistics, deliveries, work areas, temporary conditions, and phased turnover activities.
- Coordinate owner, general contractor, fit-out contractor, direct vendor, commissioning team, and third-party activities in the field.
- Conduct pre-construction readiness walks to verify work areas, materials, logistics, permits, SOPs, and required procedures are in place before work begins.
- Support MOP, shutdown, notification, energization, startup, commissioning, and other critical-work activities.
Schedule, Procurement and Document Coordination
- Track day-to-day schedule performance, critical activities, near-term look-aheads, constraints, and recovery opportunities.
- Participate in weekly CPM reviews, detailed planning meetings, subcontractor coordination sessions, commissioning meetings, and vendor startup activities.
- Validate contractor-reported progress against actual field conditions and proactively identify schedule deviations or risks.
- Track RFIs, submittals, procurement items, OFCI equipment, owner-direct vendors, inspections, and required decisions that affect field execution.
- Track owner-furnished equipment from delivery through installation, including receipt verification, storage conditions, damage reporting, inventory control, and chain-of-custody documentation.
- Coordinate customer or tenant fit-out milestones with base-building completion, commissioning, and turnover activities.
- Document significant events, differing conditions, rework, access limitations, logistics concerns, and potential change conditions.
Quality, Commissioning, Safety, Cost and Closeout Support
- Provide general oversight of contractor QA/QC and safety implementation and promptly elevate observed deficiencies or concerns.
- Participate in regular site walks, QA/QC inspections, punch-list reviews, testing activities, and corrective-action verification.
- Verify installations are completed in accordance with approved drawings, specifications, submittals, equipment requirements, and design intent.
- Monitor structured cabling, fiber, network pathways, labeling standards, testing documentation, and connectivity readiness to support successful network turn-up activities.
- Support commissioning efforts from startup through integrated systems testing and verify commissioning prerequisites are completed prior to testing and energization activities.
- Confirm MOPs, change control procedures, and site safety requirements are established before activities occur within energized or operational environments.
- Support review of pay applications, change requests, buyout information, and field quantities by validating actual site conditions and progress achieved.
- Lead or support OAC and field coordination meetings, weekly reporting, meeting minutes, action items, and executive-ready field status reports.
- Gather and communicate field input from construction, commissioning, network, security, operations, and supply chain teams to ensure project leadership has accurate and timely information for decision-making.
- Coordinate project closeout, including punch lists, O&M manuals, training, turnover documentation, permits, AHJ inspections, certificates of occupancy, operational readiness activities, and financial closeout.
- Support vendor escorts, audits, client visits, and stakeholder walkthroughs while maintaining project security, safety, and operational requirements.
