Head of Performance Marketing

Neighbor · Lehi, UT · onsite

At Neighbor, we're building the largest hyperlocal storage and parking marketplace in the world. We've raised over $75 million from top-tier investors including Andreessen Horowitz and the CEOs of DoorDash, StockX, and Uber. Our marketplace operates in all 50 states, and we're just getting started.

About the Role

Neighbor is hiring a Head of Performance Marketing to own paid acquisition across our marketplace and scale revenue at efficient returns. This is a hands-on, player-coach role. You'll work directly with our VP of Marketing and lead a team of three paid performance leads (one each for item storage, vehicle, and supply) to execute, scale, and systematize paid growth.

You'll thrive here if you're a scrappy executor who's as comfortable running Meta campaigns as building forecasts, partnering with the Data team on attribution, and coaching your team. You'll own paid like your own P&L: setting budgets by channel and vertical, owning ROAS and revenue targets, and deciding where the next dollar goes as our budget continues to scale.

Because Neighbor is a two-sided marketplace with dozens of use cases, paid here is a constant flow of persona and theme tests rather than one evergreen campaign. On any given week, the team might be testing classic car storage creative on Meta, capturing high-intent parking searches in New York City on Google, and running home-organizer creator ads for self storage, all while preparing for seasonal peaks like RV and trailer storage. You'll also lead our push up-funnel into CTV and other offline channels, working with media partners and our Data team to measure what's incremental.

This is a high-ownership role at a company disrupting a $500B industry. If you think in numbers and systems and want to build the performance marketing engine for a marketplace that's just getting started, this role could be for you.

Key Areas of Accountability

Performance Marketing & Media Buying

- Own paid acquisition performance end to end across renter and host demand, with direct accountability for ROAS and revenue growth

- Stay hands-on steering our accounts: architecture, audiences, bidding, budget pacing, and optimizations

- Set channel strategy across Meta, Google, and emerging paid platforms, scaling winners and cutting what isn't working quickly

Creative Strategy & Funnel Optimization

- Partner with our Creative team on a high-velocity testing pipeline, using performance data to define direct-response creative briefs and new personas and themes to test

- Partner with vertical product managers on landing page and conversion testing, while running your own paid-only tests

- Identify fatiguing ads and audiences early and keep a steady flow of fresh bets in market

Offline & Upper-Funnel Expansion

- Launch and scale CTV, remnant TV, direct mail, and other offline channels, working directly with media partners on planning and execution

- Build testing roadmaps for new channels and prove their impact through geo holdouts, on/off tests, and incrementality reads

- Partner with our Data team on media mix modeling and multi-touch attribution, and use the outputs to reallocate spend

Budgeting & Forecasting

- Own the paid P&L: set and manage budgets by channel and vertical in partnership with Finance

- Build performance forecasts, goals, and OKRs, and lead quarterly planning around seasonality so launches are ready before demand peaks

- Deliver clear performance reporting and budget recommendations to marketing and company leadership

Team & Cross-Functional Leadership

- Lead and coach three paid performance leads (item storage, vehicle, and supply), raising the bar on speed, rigor, and results

- Partner with Data on conversion tracking and dashboards so every paid channel is measured with confidence

- Partner with Lifecycle and Sales to turn host leads generated by paid into closed supply

Qualifications

- 5+ years of hands-on performance marketing experience at a high-growth direct-to-consumer brand or performance marketing agency

- Proven P&L impact: a track record of managing and scaling $5M+ annual paid media budgets with direct accountability for ROAS, CAC, and revenue targets

- Meta mastery: deep, hands-on Meta Ads expertise built through high-volume creative testing, plus strong Google Ads experience

- Analytical rigor: advanced proficiency in performance analysis, forecasting, attribution modeling, and testing

- Technical depth: experience with conversion tracking (pixel and Conversions API), CDP or CRM integrations, and landing page A/B testing

- Experience leading or mentoring paid media buyers

- A builder's bias: you'd rather run the test yourself quickly and get real feedback than write a deck about it. You move fast even with ambiguity

Nice to Haves

- Experience launching and measuring CTV, remnant or linear TV, audio, or other offline channels

- Hands-on experience with media mix modeling, geo-holdout, or matched-market tests

- A background in finance, economics, engineering, or another quantitative field

- Marketplace, two-sided, or local-services experience

- Startup experience

Benefits

- Stock options

- Medical, dental, and vision insurance

- Generous PTO

- 11 paid company holidays

- 401(k) plan

- Infant care leave

- On-site gym/showers open 24/7
